		<description>The biggest return on remodel is in two places. Bathrooms and kitchens. Concentrate the money in those two locations.

Hot water heaters- consider going tank less, you never run out.
Septic- New or have someone give the old one a cleaning.
25sq ft- a 5x5 room doesn&#039;t seem to be worth it unless it is needed.
Retaining walls- If its just for looks maybe pass or save for last if its still within budget.
New Plumbing- only if it MUST be repaired.
Bathroom- Without a doubt.

Once the bathroom is done look again at your budget. Look at your list and consider what else has to be done compared to what things do we just want to do. Nothing says you have to spend the entire budget. Come in under and then reward yourself with a weekend away from it all.</description>
