Will it pay me to remodel the kitchen of my mfg home before I sell?

The rest of the place is nice, and has knotty pine wainscoating, exceptionally nice hot tub room added on, beautiful yard, nice lot. If I spend 5-10 thousand dollars remodeling the cabinets, appliances and floors, what percentage of this investment could I expect ot get back on the sale of the place?

If the home is on a permanent foundation, and is being sold land and home then you should get 100% back of the investment. If the home is not on a permanent foundation, then no you might get half back.
The answer to your question is: Bathrooms and kitchens sell homes! This is always the case. So….if your mobil home is on a permanent foundation you will get 100% – 300% of the amount you spent. Please note that the area of the US you are living in will have a bearing on this. If your house is not on a permanent foundation you will get return on what you spend, however it is not going to be but about 1/2 of what you could have gotten had it been on a perm. foundation. A mobil home, even a double wide, especially in a home park, depreciates just about like a car does. There are a lot of variables such as location, location and apparance. When you take the same mobile home and put it on real property, (land) and a perm. foundation with curb appeal and beautiful appearance you can realize good money from the sale of this property and house. Always remember….property (land) is always there and has value. Houses, mobile homes, double wides etc. are not always and forever but land is. You will need to evaluate your perticular situation and then make your decision as to what you need to spend in order to get it back and just break even. You never want to go in the hole to do anything to your house. Always want to come out even or ahead on the money part of the deal. Good Luck
